    Description

    BACKGROUND:
Belize Teak Ltd. (BTL) is a Belizean Company that has been working in the country planting Teak and Tropical Hardwood trees and Cacao trees for the export market. BTL owns all those pieces and parcel of land, structures and utilities being 299.12 Acres of land located near Machaca Creek Area Ref. #54/96, Commission of Lands Survey Entry # 3153 Reg #14, Dated Sept 17,1997, in the Toledo
District, Belize, C.A. 12 miles from Punta Gorda, Belize.
65 Acres are planted with 20  to 21 year old Teak (approximately 20,000 trees) approx 20% are between 8 and 12 years old. And another 25 Acres of 7 to 10 year old mixture of Teak Mahogany, Rosewood, Spanish Cedar Hardwoods. Approximately 66 acres are planted with Cacao (from 4 to 7 year old) 400 trees/acre more than 26,000. Of which 43 acres are now in the "conversion" to Organic. Meaning, since Jan 1, 2019 43 acres are fertilized with chicken manure instead of chemicals, and this was certified by the agronomist of Maya Mountain Chocolate. This will lead from next year a 10% premium for the cacao, and another 10% the year after, up by another 10% the third year to come. After which the 30% increase holds compared to today's non organic selling price.
We started producing Cacao in 2016, with 5000lbs produced an sold the product (dry cacao) at .28BZ/lb, and in the 2017 production there was 19000lbs of cacao sold. The 2018 production year was 30,000lbs and this years production 2019 arrived at 40,000lbs. This years revenue was above ,000USD.
We have been very pleased with the Quality of the Cacao produced and 2 Chocolate Factories have given it us A+ mark. We have connected to Maya Mountain Cacao who is interested in buying dried or wet for their Exports. About 40 acres are productive this year the rest within the next 2 years. We have a budget for 2019 a total of ,000USD of expenses, including Salaries.
Approximately 150 Acres are still Jungle and waiting for Clearing and Planting.
A Nursery exists on the Plantation and living quarters for the workers and their families. The Machaca Creek provides an abundant supply of water for irrigation. The Plantation is well maintained by a crew of 6 Workers and a Resident Manager (American Tropical Botanist). Potable water from the city. Solar and generator for electricity. Hydro available at Machaca Outreach, less than 1 mile away. New bridge and road allow all year motorized access, including big construction trucks.

•Capital Gain on the land in the medium term. The current raw land price is below world market values. Equivalent land in Costa Rica, Panama, Paraguay is valued at 6 thousand USD per acre. A new highway is being built to connect Punta Gorda to Guatemala. And farms with more than 100 acres are becoming scarce as the land gets subdivided.
•Undervalued lumber. The value of the lumber has been estimated very conservatively, and will be higher, and it grows by each year.
•Diversification of portfolio for investors in Agriculture and Agro-Forestry in a developing country.
•Long Term Capital Gain. The development of the remaining 140 acres of productive farm will increase the total value of the Company.
•Cacao production in the next few years and lumber sales will pay expenses and produce a surplus.
Notes: 1 worker lives with his family adjacent to the Property.
Potable water from City, Solar and generator on site. Neighbors 1km away have city electricity. Access to the Farm available all year.
